About the New Canaan, Connecticut Area 

New Canaan
Although rich in history, New Canaan is completely up-to-date, and offers an exceptional quality of life. The town comprises 22 square miles and is home to approximately 18,000 people. 

The highly-rated public school system includes three elementary schools, Saxe Middle School and New Canaan High School, 93% of whose graduates went on to higher education last year.  


The village has grown over the years, while maintaining its charming New England character. Today there are a 100 shops specializing in clothing, art, books sporting goods, antiques, house wares and gourmet foods. Restaurants have increased to 27 establishments, including several inns. 


The New Canaan Library has a per capita readership of 17 books a year, about the highest in the state. The updated facility features an auditorium and job-search service, with reprints of classified ads from 64 newspapers. 


The New Canaan Historical Society on Oenoke Ridge is like a colonial village, with schoolhouse, studio, the first town hall, tool museum, library and printing press. A new building is planned to accommodate an overflowing collection of antique costumes, books, art, furniture and archives. 


The 40-acre Nature Center is a first-class facility providing education in natural science, conservation and horticulture. Included are a working greenhouse, arboretum, natural trails, fields, ponds, streams, an Activities building and auditorium. Among the special events are demonstrations of maple syrup making, Fall Fair, May Open House and the Christmas Market. 


New Canaan is an active community. Residents of every age can find a variety of activities for leisure hours. The five town parks feature baseball, hiking and fishing. There are 13 town tennis courts and 6 paddle tennis courts. Kiwanis Park has a town swimming pond and children’s playground. Ice-skating abounds on a number of town and private ponds. The town supports very strong recreation programs, and the YMCA on South Avenue offers many activities and classes. Several private sports clubs and country clubs are available. 


In summary, living in New Canaan is a wonderful experience. It offers a variety of lifestyles, from neighborhoods near the village to the rolling topography of four acre zoning, from the stylish clusters of townhouse condominiums to the lovingly restored antique homes to the traditional colonials and exciting contemporaries. A number of internationally renowed architects have designed spectacular homes here, including Frank Lloyd Wright, Marcel Breuer, Philip Johnson and Eliot Noyes.

After your search for a house and all the negotiations are over, you arrive at the the sales price. Finally, you feel some certainty about your bottom line. However, it is not unusual for there to be disagreements about what is included in the sales price. Careful drafting of the paperwork can help to avoid future disputes.

The following definitions may help. Real property is land and any permanent attachments, such as buildings, landscaping and fences. Personal property consists of movable possessions, such as furniture and clothing. A fixture is defined as an item of personal property which has become part of the real property by virtue of becoming permanently attached, such as a new sink, a Jacuzzi, or a chandelier.

The principal area of dispute about the sales price often relates to fixtures. Most preprinted real estate contracts will provide space for the fixtures to be listed. Whether you are selling or buying, you should make use of this space. Do not assume curtains, satellite discs, antennas or fireplace equipment come with the house. You should also make it very clear what you don't want left on the property. If you are specific about every item that may be questionable, you will greatly reduce the chances of a dispute after the closing.
