Dear Sir or Madam: I am writing to offer my enthusiastic recommendation of Sara Littlefield, our Prudential Connecticut realtor. Perhaps everyone wants something a little different from their real estate agent, and in our case, although we considered ourselves “shoppers” and were looking at several areas, we didn’t want to waste time on homes that didn’t meet our criteria. During that phase, we appreciated Sara’s careful selection of properties and the fact that she didn’t try to sell us on homes that would not have been right for us. Sara brought to our attention the house we ended up buying. Once we saw it (and she didn’t even mind that we bothered her with this on a Saturday night, of all times!) we were ready to move quickly to contract. Sara was brilliant at shifting speeds and conducting a swift weekend negotiation on a purchase price. In large part, thanks to Sara’s tireless efforts and some creative negotiating (with several parties, as it turned out), we were able to get a quick agreement that allowed us to save another $100,000 off the price, after it had already been reduced by $500,000. We have since recommended her to friends and family looking in Darien and, they, too, have been pleased and impressed. We closed on our house nearly eight months ago and, to her credit, Sara continues to make herself available for helpful advice and assistance as we settle into a new community. Immediately after closing, she was extremely helpful with all the details of schools and contractors and community information. Although your real estate agent is responsible for marketing your property, it requires a joint effort to get your home sold.
How can you empower your agent? It is very important that you feel absolutely confident in your agent's ability to produce results--no matter what the market is like in your area! This may sound like stating the obvious, but it is important to let your real estate agent know you trust them to get the job done. Support that trust by putting a realistic price tag on the property and keeping it in prime showing condition. Work out showing agreements that will make it easy for agents to preview or show your home. Meet periodically to discuss any feedback from buyers who have seen your home to determine how you can improve its appeal.
Don't hesitate to share any ideas you may have about marketing your home. I will try anything that works, and have received some very good suggestions from clients.
